Read: the rental checks to make before buying

Ponce Inlet: the town allows short-term rentals only in its specified condo buildings, subject to proper permitting. It prohibits short-term rentals of single-family dwellings. A town permit does not override a condo association’s restrictions.

Wilbur-by-the-Sea and nearby unincorporated parcels: verify jurisdiction before applying a city’s rules. Volusia County says rentals shorter than 30 days are not permitted in single-family residential zoning classifications in its jurisdiction.

New Smyrna Beach, Port Orange and Edgewater: ask the city about the exact address and intended rental duration. Check association documents separately. Do not infer permission from another listing or an existing vacation-rental advertisement.

  • Confirm the parcel’s governing jurisdiction and zoning.
  • Obtain current permits and the association’s written rental restrictions.
  • Review minimum stays, rental caps and any approval process.
  • Request operating history and expenses before projecting income.

Buyer & seller field notes.

Your full monthly cost: mortgage + taxes + insurance + association fees + upkeep. Compare these together before setting your budget.

Buyer guide: build a coastal ownership budget

A Port Orange house and a Ponce Inlet condo can have the same price and different ownership costs. Start with the exact property and your financing scenario.

  • Mortgage: compare the rate, loan term, down payment and any mortgage insurance.
  • Taxes: use the county estimator for your purchase scenario and eligible exemptions. Its estimate excludes non-ad valorem charges, so check those separately.
  • Insurance: obtain property-specific homeowners, wind and flood quotes as applicable. Keep deductibles visible in your budget.
  • Association: identify what dues cover, approved assessments and planned work. For condos, request available structural inspection and reserve-study documents.
  • Upkeep: allow for maintenance, utilities and repairs beyond the monthly loan payment.
$300 / month = $3,600 / year

Illustration: a $300 difference in recurring fees changes the annual budget by $3,600, before any other expenses. Compare total ownership costs together.

Resources: Volusia County tax estimator and Florida DBPR condo inspection and reserve-study information. Planning guidance; actual costs depend on the property and financing.

Your likely proceeds: sale price minus mortgage payoff, agreed selling costs and other closing adjustments. A city median gives context; comparable sales support your pricing range.

Seller guide: compare the right sales before choosing a price

Start with recent sales that a buyer would reasonably compare with your home. A broad city median provides context; it does not value your individual property.

  • Match the location: distinguish oceanfront, riverfront and interior properties. In New Smyrna Beach, examine beachside and mainland comparables separately.
  • Match the property: compare homes with homes and condos with relevant buildings or similar associations.
  • Check condition: account for roof age, updates, layout, lot size and major upcoming work.
  • Keep the dates consistent: compare list price, closed price and market time over the same period. Identify concessions when available.
  • Look at current competition: review active asking prices alongside closed sales, then build a pricing range and estimated proceeds.
Asking price → Closed price → Your proceeds

These answer different questions. Your proceeds also depend on mortgage payoff, agreed selling expenses, credits and other closing adjustments.

For Wilbur-by-the-Sea, a small number of sales can make a summary move sharply. A review of individual comparable properties is especially useful.

Request my address-based pricing review →

A pricing review uses available property details and comparable sales. It is not an appraisal or a guaranteed selling price.
